A skylight is an opening cut through the most weather-exposed surface of your home, so whether it still performs in fifteen years comes down to how carefully the flashing was tied into the surrounding shingles and underlayment. Most of the skylight leaks we are called out to look at are not failures of the skylight itself. They are failures of the flashing around it, or water entering higher up the roof and running down.

Choosing the right placement
Where a skylight goes matters as much as how it is installed. A north-facing unit gives steady, even light through the day. A south-facing unit gives you the most light and the most summer heat, which is worth planning for with low-E glass and a blind. Rooms under a shallow roof pitch feel very different to rooms under a steep one, and the shape of the light shaft changes how far the light reaches.

A correctly installed skylight does not leak. The leaks we see come from failed or missing flashing, from units fitted without the manufacturer's flashing kit, or from water entering higher up the roof and running down to the skylight. If an older skylight in your home leaks, the repair is usually reflashing or replacement rather than more sealant.
A straightforward replacement is usually a single day. Cutting a new skylight into an existing roof normally takes two days, because of the framing and the interior finish work that follows.
Modern units perform very differently to the acrylic domes many people remember. Low-E coated glass blocks most of the summer heat gain, and a blind handles the rest. South and west facing placements are the ones worth planning most carefully, and we will tell you if we think a location will cause you problems.
It depends on what sits between the roof and the ceiling. Rooms directly under the roof deck are the simplest. Where there is attic space above, we build a light shaft down through it. Where the rafters are closely spaced, a sun tunnel is often the better answer for the same result.
