Summer is the best window of the year to replace a roof in Michigan. Most asphalt shingle roofs in our climate last somewhere between 20 and 30 years depending on the shingle and the installation. If your roof is in that range or beyond, age alone is reason for a professional look. Replacing on your schedule in good weather always beats an emergency replacement after a leak.
2. Curling, cracked, or missing shingles
Shingles that are curling at the edges, cracking, or missing entirely are no longer protecting the roof. Once shingles start to fail across the surface rather than in one spot, patching stops being a real solution and a replacement becomes the smarter investment.
3. Granules collecting in the gutters
The sandy granules in your gutters and at the bottom of downspouts are the protective surface of your shingles wearing away. A little is normal on a new roof. Steady granule loss on an older roof means the shingles are near the end of their life and losing their defense against the sun and weather.
4. Daylight or moisture in the attic
Head into the attic on a bright day. If you see daylight coming through the roof boards, or you find water stains, damp insulation, or mold, water and air are getting in. These are clear signals that the roof is no longer sealing the home the way it should.
5. Interior stains or a sagging roofline
Water stains on your ceilings or walls mean moisture has already made it inside. A roofline that dips or sags is more serious still, often pointing to trapped moisture or a deck problem underneath. Neither should wait.
